Questions foreigners ask us most

Can a foreigner own property in Thailand?

Foreigners can own condominium units freehold within the 49% foreign quota of a building. Land cannot be owned directly, but villas and land are commonly secured through registered long-term leases, superficies, or a properly structured Thai company. We explain the real options and the risks of each before you commit.

Which visa is right for me?

It depends on your age, income, family situation and what you want to do here. Retirement, marriage, business, LTR, Elite and education visas each have different requirements. Send us your situation and we will recommend the most reliable route.

How much does it cost?

Every matter is quoted as a fixed fee in writing before we start. The initial case assessment is provided at no charge so you can see the scope and price first.

Do I need to come to Bangkok?

No. Most matters run fully by email, video call and courier, with power of attorney where required. We attend Land Offices, courts and government departments on your behalf anywhere in Thailand.

What happens after I send the form?

A lawyer reviews your matter and replies by email within one business day with a written assessment. If you prefer WhatsApp or a video call, tell us in the form and we will arrange it.
